2024 Value Models

Yakima County Value Models - 2024

Statistical Regression Modelling of sales allows for equitable and uniform assessments. We determine our level of assessment based on the Standards on Ratio Studies from IAAO.  Each model below falls within the guidelines published for Single Family Residential in Older more heterogenous areas at minimum.

Grandview

The parcels within the Urban Growth Boundary of Grandview plus approx. 53 residential parcels in a development approximately 1.5 miles west of the Urban Growth Boundary.

Granger

The parcels within the Urban Growth Boundary of Granger.

The parcels within the UGB of Moxee.

Terrace Heights

The Terrace Heights model was developed using sales data from all three neighborhoods in the area. There is a separate coefficient that distinguishes the neighborhood impact on the value. Each neighborhood is also adjusted separately based on its overall ratio.

TH

All parcels within the Yakima UGB are located from North to South, Rest Haven Rd to Hwy 24 and West to East, and I-82 to Warrior Rd. Except for the areas comprising neighborhoods TH1 and THCC.

TH1

Three separate areas are located within the UGB of Yakima:  1) Vineyard View Lane.   2) Seasons Pkwy development including Isabella Way.  3) Terraced Estates northernmost community from just above Ridge Ave to Sycamore and 41st St to 57th St.  

THCC

Country Club parcels bordering the golf course or within the developed area of the course. 

Selah

The Selah model was developed using sales data from all three Selah neighborhoods. There is a separate coefficient that distinguishes the neighborhood impact on the value. Each neighborhood is also adjusted separately based on its overall ratio.

SLV

The parcels within the following developments tend to be higher quality homes with better views: Valhalla Hts., Lookout Point, Brown/Tanglewood roads, and Highpoint.

Sunnyside

The Sunnyside Model includes properties in Neighborhood SS and SSSH.  Sunnyside includes all parcels inside the Urban Growth Boundary of Sunnyside. Also included are several RT or R10/5 zoned areas that blend in with the parcels just inside the UGB except the South Hill area.  Sunnyside South Hill is the South Hill Area of Sunnyside.

Union Gap

That portion of the Urban Growth Boundary of Union Gap is located North of Valley Mall Blvd and east of the Railroad ROW, southwards to the south end of South 1st Street.

UGR

That portion of the Urban Growth Boundary of Union Gap, South of Valley Mall Blvd and west of the Railroad ROW, and that area south of the south end of 1st Street. The west boundary is S. 16th Avenue.

UGW

That portion of the Urban Growth Boundary of Union Gap West of S. 16th Avenue.

Wapato

The Parcels within the Urban Growth Boundary of Wapato.

YSW

Southwest Yakima from (North to South) Tieton Dr. to Ahtanum and (West to East) 64th Ave to 16th Ave.

West Central Yakima from North to South Englewood to Tieton and West to East Pear Ave to 40th Ave.

Zillah

Zillah Model, Zillah Data. COD: 7.836% PRD: 1.0117, R2: 0.921356, Standard Error: $26,348.

The Zillah Model includes the Buena Neighborhood, the Zillah Neighborhood, and Zillah Lakes. 

Buena - All RS zoned land, grouped, and known as the town of Buena. 

Zillah – The parcels within the UGB of Zillah. Except Zillah Lakes and Alteejen areas. 

Zillah Lakes - Zillah Lakes and Alteejen Road subdivision parcels. 

Full County Model

This model was used to value the following areas in the County: Gleed, Harrah, Mabton, Naches, Outlook, Parker, Tieton, Toppenish, White Swan, East Yakima, and Southeast Yakima.  
All County Model.  All County Data. COD: 10.236% PRD: 1.0127, R2: 0.913653, Standard Error: $40,948.

Gleed - The parcels, zoned RS, in the basic area known as Gleed.

Gleed View – The parcels of higher quality and a good view are located in the following areas: Rolling Hills Drive and Basalt Springs.

Gleed Rural – The parcels between the Selah UGB and Gleed that have RT zoning.

Harrah – The parcels within the UGB of Harrah plus 2 small areas north of Harrah zoned R10/5 and RT.

Mabton – All parcels within the UGB of the city of Mabton.

Naches – The parcels within the UGB of Naches and several parcels extending over the UGB line along its south and west boundary.

Naches/Klockhammer Road – The parcels bordering Klockhammer Road just SW of Naches, off of South Naches Road.

Outlook - All RS zoned land, grouped and known as the town of Outlook, plus 17 small residential parcels adjacent to this area which should be included.

Parker - All RS zoned land, grouped and known as the town of Parker.

Tieton/Cowiche – All the parcels within the UGB of Tieton plus the RS-zoned parcels representing the town of Cowiche.

Toppenish - The parcels within the UGB of Toppenish plus the Mt. Adams Country Club subdivision.

White Swan – All RS zoned land in the White Swan city area and the RS zoned area comprised of the Coburn Loop area. Does not include the RS zoned area SW of the Coburn Loop development.

Yakima East-1 - East Yakima from (North to South) Hwy 12/I-82 interchange to E Mead and (West to East) 1st Ave to I-82.

Yakima SE - Southeast Yakima from (North to South) Yakima Ave to Washington and (West to East) 16th Avenue to 1st Ave. 

Manufactured Home Model

All residential land with a Manufactured Home inside any of the above models.
